How do you come up with a list price?

The short answer is, I do extensive research on the homes sold in your neighborhood. While every home is different, looking at similar properties and how they sold is critical. There are a few different methods to listing a property and it depends on your situation/where you are going. WHAT PERCENTAGE OF THE FINAL HOME SALE PRICE DO YOU CHARGE?

Buyers do not have to pay a fee while working with me for any job. However, sellers usually pay both agents in the transaction. While the percentage is negotiable, the average is 6% for both agents. Listing agent gets 3% & buyers agent gets 3%. This is subject to change with the agreed upon percentage.

DO I NEED A REAL ESTATE LAWYER AS WELL?

The state of Texas does not require a lawyer to be present during a real estate transaction. However, if you do have any legal questions.. you have the right to consult with an attorney & it is up to you to have them be a part of your transaction.
